It is the policy of Chance Property Management, LLC (“CPM”) to provide housing opportunities to all prospective residents who meet resident screening criteria regardless of race, color, religion, sex, national origin, disability, familial status, marital status, sexual orientation, gender identity, source of income, ethnicity, citizenship, age (if over 18), occupation (unless illegal), status of victim of domestic violence, sexual assault or stalking or any other state or locally protected classifications.
To be considered for approval, all adults must fully complete an application for residency and meet the screening criteria. The application for residency requires an online payment of a nonrefundable application fee. Any omissions, errors or falsifications may result in denial of an application or could terminate the right to occupy the apartment if discovered after move-in. All applicants must be 18 years of age or older.
All applications are subject to review and/or approval through an outside third-party application processing agency performed by a third-party (CheckpointID) screening services. These include:
Identification: Applicants must present a valid government issued photo identification card for each person 18 or older.
Rental Payment: In addition to other rent payment provisions/policies, you will be required to make rent payments online using an online payment portal.
Criminal History: We obtain a criminal background check on each applicant. It is possible your application will be denied due to criminal convictions.
Resident History: We obtain public records on each applicant related to eviction actions which may include filings, forcible entry detainers, and judgments. An unsatisfactory finding will result in the requirement of an additional deposit, guarantor, or denial.
Guarantors: The term “Guarantor” in these criteria means the person that will sign the Parent/Sponsor Guaranty. Guarantors will not be screened for criminal background as they do not have sufficient rights to occupy or enter the apartment. As defined in the Lease Agreement, the signed Parent/Sponsor Guaranty must be received within 10 days of the execution of the Lease or the Landlord has the right to cancel such lease agreement. Guarantors will be screened using a third-party screening company to evaluate Guarantor’s credit, check-writing history and rental history. Recommendations from the third-party company will be returned as Pass or Deny. If the Guarantor is denied, the Applicant will be notified and provided supporting documentation upon request. The Applicant may provide a different guarantor for approval.
Income Verification: Proof of available household funds must be provided (approved in certain circumstances) and satisfactory to the community’s scoring criteria. Through the third-party screening services, applicants will provide electronic documentation through either payroll services, bank account review or upload of relevant documentation. A guarantor must meet the minimum requirement of 5.0X the rental rate.
Credit: Through the third-party screening services, a complete credit history is reviewed for each guarantor. An acceptable accounts payable history, debt to funds history, and FICO score satisfactory to the community is required. Bankruptcy will only be approved if it has been satisfactorily discharged. Applicants are responsible for ensuring their credit report is accurate. An unsatisfactory or insufficient finding will result in the requirement of an additional deposit, guarantor, or denial.
Applicants wishing to self-qualify with no guarantor: Applicants wishing to self-qualify with no Guarantor must meet the following criteria and are required to prepay the final monthly rental installment at lease execution. Applicants will be screened using a third-party screening company to evaluate Applicant’s credit, check-writing history and rental history. Recommendations from the third-party company will be returned as Pass or Deny. If the Applicant is denied, the Applicant will be notified and provided supporting documentation upon request. In addition to the credit screening, the Applicant must provide documentation to show monthly income in excess of 5.0x the monthly rent charge and employment history of at least six (6) months.
Applicants and Guarantors who can not produce a social security number: Applicants wishing to qualify with or without a guarantor and/or the guarantors themselves who cannot produce a credit score due to no Social Security Number will be required to pay prepaid rent equal to three (3) rental installments at lease execution; as prepayment for the 1st and last 2 rental installments. Applicants are also required to provide an I-20 form.
